s October begins, Bedfordshire’s
property market is giving
homeowners, movers and
landlords plenty of reasons for confidence.
Official figures show annual house price
growth across Bedford, Central
Bedfordshire and Luton, while rents are
also moving higher. At the same time,
buyer interest across the wider East of
England has strengthened heading into
autumn, creating an encouraging
backdrop for anyone considering their
next property move.
A STRONG PICTURE FOR
SELLERS
Bedford is currently one of the county’s
strongest performers. The average house
price reached £330,000 in June 2026,
according to the Office for National
Statistics, representing annual growth of
4.4%. That comfortably outpaced the 1.1%
rise recorded across the East of England
over the same period. There are positive
signs within individual property types too.
Terraced homes in Bedford recorded
particularly healthy annual growth of 5.4%,
while flats and maisonettes also increased
in value. First time buyer prices rose from
£259,000 to £272,000 year on year, while
the average paid by home movers
increased from £391,000 to £406,000.
