SUSSEX PROPERTY MARKET
TODAY: DRIVING GROWTH
AND OPPORTUNITY
Brighton and Hove and the coastal
communities to market towns and rural
villages inland.
LOCAL PRICE GROWTH
PROVIDES ENCOURAGEMENT
Official figures also reveal notable pockets
of house price growth. In Crawley, the
average property price reached £338,000
in June, 4.5% higher than a year earlier.
Arun also performed positively, with the
average price rising 3.1% annually to
£322,000. Brighton and Hove continues to
command strong values, with the
average home standing at £408,000 in
June. That level reflects the city’s
established appeal to buyers seeking
coastal living alongside culture,
employment and direct rail access to
London. Elsewhere, Rother recorded
annual growth of 2.4%, with its average
home valued at £344,000, while Adur saw
prices rise 1.8% to £380,000. Lewes also
moved upwards, with its average price
increasing 1.7% to £368,000.
These figures show that the Sussex
market is far from uniform, with individual
towns and districts continuing to produce
their own areas of strength. For sellers,
that makes accurate local knowledge and
careful pricing particularly valuable when
bringing a property to market.
FIRST TIME BUYER VALUES ARE
MOVING TOO
There are also positive signs at the entry
point to the market. Average prices paid
by first time buyers rose by 4.6% year on
year in Crawley, reaching £303,000. In
Arun, the equivalent figure climbed 3.4%
to £255,000, while Lewes recorded a 1.9%
increase to £295,000. That continued
activity matters throughout the property
chain. Healthy first time buyer
participation can help create onward
movement, supporting sellers who are
hoping to trade up, relocate or release
equity.
RENTAL GROWTH SUPPORTS
LANDLORDS
For landlords, the latest rental figures
provide another encouraging picture.
Across the South East, the average
monthly rent rose 2.9% over the year to
July, reaching £1,419. Several Sussex areas
outperformed that regional rate. Lewes
recorded particularly strong annual rental
growth of 6.1%, taking the average
monthly rent to £1,325. Horsham rose 3.5%
to £1,465, Mid Sussex increased 3.4% to
£1,420, and both Crawley and Arun
recorded 3.1% growth. Adur was also up
3.0%.
A POSITIVE AUTUMN AHEAD
With buyer searches gathering pace,
price growth appearing across a number
of Sussex districts and rental values
continuing to rise, the county enters
October with plenty of positive
momentum. Sussex retains the lifestyle
appeal, connectivity and variety that
support demand across both the sales
and lettings markets. For homeowners
considering a move, and landlords
reviewing their portfolios, autumn offers a
timely opportunity to assess local
conditions and make the most of
renewed market activity.
